The plot has the peculiarity that while it is more than 20 acres, the buildable area does not exceed 4 acres and is smaller than the allowable building surface and coverage according to the legislation. Despite all the limitations, the main intention in the design was for the rooms of the complex to have the best view towards the sea.<\/span><\/p>\n<p align=\"justify\"><span lang=\"en-US\">The hotel consists of 89 luxury rooms and comfortable communal areas including restaurants, bars, a gym, and a spa. It has a total area of 4600 sqm on a plot of 20.079sqm. <\/span><\/p>\n<p align=\"justify\"><span lang=\"en-US\">The main challenge for the design was the optimal use of the sea view combined with the limited buildable area of the plot\u2014only 4 acres in the southern part. For this reason, the building mass of the complex is placed on the outer side of the allowed limits of the buildable part of the plot. On the southern side, it forms a boundary with the national road, preventing disturbance, while on the northwestern part, it opens like a \u201chand fan\u201d <\/span><span lang=\"en-US\"><i>(\u201cventalia\u201d)<\/i><\/span><span lang=\"en-US\"> to an unobstructed sea view. At the same time, the placement of the volumes in this way creates a protected central courtyard that ensures thorough solar exposure and ventilation of the buildings.<\/span><\/p>\n<p align=\"justify\"><span lang=\"en-US\">An equally important element in the design of the complex was ensuring the necessary privacy of the rooms to meet the functional requirements of a luxury accommodation. This is achieved through the fragmentation of the volumes and their rotation. Even the movements within the hotel have been designed and separated into private ones leading to the rooms and public ones connecting the common areas of the hotel. They are in continuous flow with each other but are separated.<\/span><\/p>\n<p align=\"justify\"><span lang=\"en-US\">The study began in 2022 and was licensed in 2023.
